Our firm has been involved in sustainable timberland investing since 2003, when we started incorporating this asset class in the allocation strategies developed for our clients. Timberland provides significant portfolio diversification benefits and has historically been a proven hedge against inflation.
We focus on the environmental co-benefits and tradeoffs associated with different management options as well as alternate revenue sources, such as renewable energy carbon market participation and conservation easements: we are committed to full forestry ecosystem services.
Healthier forests result in healthier long term returns. Emcor’s forestland management strategy is based on the best available science, economics, and computer simulation modeling techniques to explore both traditional timber revenue options as well as opportunities to derive revenue from payments for ecosystem services. We utilize forest development modeling to obtain more rigorous estimates of future growth, stocking, harvest potential, and revenue. Scientific projection modeling also facilitates evaluation of multiple management scenarios, including assessment of the financial return under different mixes of revenue.
Timber assets represent a unique and growing store of wealth. Timberland is one of the few asset classes that creates opportunities for multi-generational legacy investments and provides financial returns with environmental & social value. When managed according to a full forest ecosystem strategy, timberland becomes an investment that benefits the environment as well as the local communities.
